At the edge of Lake Maggiore, in the heart of the small hilltop village of Oggebbio, Asset Strategy offers to invest in a small hotel of about twenty rooms. The Relais is owned by the Ruffatti family, which has been operating it for more than 30 years. The project consists in acquiring the shares of the existing Italian real estate company for an amount of 5.500.000 EUR and formalizing a service offer with the operating company of the Ruffatti family, according to which the land company will pay 25% the turnover constituted by the only rental of rooms. The revenues generated by the restoration will remain for the benefit of the operator.

Asset Strategy will be responsible for issuing the bonds subscribed by the investor (s). The amount subscribed in capital will be at least 2.500.000 EUR; the remaining EUR 3.000.000 will be financed by taking over an existing credit granted to the Italian land company.
The annual interest rate paid will be 5%.

At the heart of the property, a barn able to accommodate 200 people awaits its renovation. A building permit has been issued. The overall renovation budget including the restoration of the barn and two additional bedrooms has been costed at EUR 800.000. 

Ideally the works would be financed at the time of subscription by the investor (s). The amount of capital to be invested would then be 3.300.000 EUR; After the works, the profitability will be increased by the increase of the turnover realized by the organization of festivities (marriage, communion, baptism etc ...).
